Independent land agents negotiating wayleaves for electrical equipment affecting homeowner land

If you have electrical equipment on, over, or under your land that feeds another property not owned by you then you may be owed payment in the form of a wayleave from the local electrical company.

Wayleaves are contractual agreements between you and the electrical company that allows them to keep their equipment in place on your land in exchange for payment to you. If you have electrical equipment on your land and would like to receive the money you are owed for it being there then get in touch today!

Claim Eligibility

If electrical equipment crosses over, under, or on your land you may be eligible to claim wayleave compensation worth potentially hundreds of pounds should you meet the following criteria:

Any part of electrical lines, poles, or equipment cross over or on your property.

The electrical equipment services 3rd parties, not just you.

You hold the freehold or leasehold of the property.

There are no rights associated with the electrical equipment (we will check this for you).

Once you instruct Darlands we will create a report of the potential claim for you and send it to the electrical company. Should you be owed payment, you will keep 100% of it as we are paid separately for acting on your behalf by the electrical company.

Claim Process

We follow a 5 step process to completing your claim with us that usually takes 3 to 6 months, but can take longer.

Step 1: Inspection

We attend in person at your home to asses the electrical equipment and check what you are able to claim. Coupled with your signed Letter of Authority, this allows us to collect detailed documentation such as photos and mapping of your border that are essential for creating a claim for you.

Step 2: Review

We review all of the information collected at your property in addition to online records we obtain such as land registry to review the potential claim available to you.

Step 3: Submission

Should you be eligible to make a claim we will create a report and send it to the electrical company detailing your claim to them, allowing them to asses against their own records whether pament is due to you.

If the electrical company agree with our review they will produce a wayleave agreement confirming the extent of the electrical equipment affecting your land, and what payment you may owed. Once you're happy with their offer you sign it and send it back to us.

Step 4: Wayleave

Step 5: Payment

Your signed wayleave will be promptly returned to the electrical company who will them make payment to you in the form of a cheque.
